Our 22-Point Action Marketing Plan
Here's what we undertake to do for you:
1 - Examine your Title Deeds and documents, and
advise you if an obvious problem is present.
2 - Prepare a comprehensive Comparative Market Analysis of
your property.
3 - Discuss & arrange a professional building
inspection on your behalf to respond (in advance of negotiations) to any questions which a
potential buyer may have about your home.
4 - Explain and utilize the benefits of the
Multiple Listing Service of the GMREB (Greater Montreal Real Estate Board).
5 - Discuss with you how to "set the stage" to show
your home to best advantage.
6 - Install (and maintain) the distinctive Royal LePage sign
on your property.
7 - Introduce and promote your property to our agents at
office sales meetings.
8 - Expose your property to agents on office
"caravan" & MLS tour.
9 - Prepare a professional "Features &
Benefits" sheet (including colour photo) describing your property, and provide a
supply for clients visiting the property with other agents by appointment, and at open
houses.
10 - Advertise when and where appropriate (Gazette, Internet,
etc. )
11 - Hold one or more "Open Houses" as appropriate.
12 - Feature your home's colour photograph in our Office
Listing Book and in our popular storefront window.
13 - Where appropriate, prepare a floor plan of your home for
visiting clients as an aide memoire.
14 - Explain all costs involved in the sale of your home and
prepare a "net sheet".
15 - Handle any and all appointments for viewing your
property.
16 - Communicate with you on a regular basis on all aspects
of the marketing process, including follow-up details on each and every showing!
17 - Provide regular updates on market conditions, and their
effect on the sale of your home.
18 - Discuss all financial aspects related to the sale of
your home.
19 - Offer referral service to you (and any buyer) regarding
such supplementary services as legal, financial, moving, renovation, building inspection,
etc.
20 - Prequalify potential buyers before they write a
Promise to Purchase.
21 - Represent you on all Promises to Purchase and assist you
in every step of the negotiation process.
22 - We
digitally photograph your home, inside and out (according to your wishes!). The
photos are e-mailed to prospective buyers, and are displayed in our storefront window, our
busy Fairview kiosk, and on at least four active internet sites.
We've refined this marketing plan continuously, bringing together our
many years of experience selling homes on the West Island. We take a husband and wife
"team" approach to selling homes, sensitive to the needs of singles, couples,
traditional families and the single parent. We operate in both of Canada's official
languages, maintain a sophisticated computerized client database, and are linked to a
comprehensive communications system (cellular phone, fax, pager, call answer and e-mail).
